Thank you to all involved. The company very efficiently took care of all the permit and approval paperwork with the local authority. They then expertly removed the old Kerbs and paving, fitted new dropped Kerbs and perfectly re-laid the paving – sloping to align with the new Kerbs. Everything left clean and tidy. They know their business and we thoroughly recommend their services.

We are fully licenced and insured drop kerb contractors, partnering with the local council and Highways Authority to carry out every job in compliance with all essential regulations.

In most cases you don’t need to apply for anything from the council, we take care of all of that for you. We will submit the application and you will receive an email from the council on approval.

A kerb drop is a legal necessity if you want to drive across the pavement onto your property.

Any access onto a public highway from a residential or commercial driveway area must have a vehicle crossover.

Kerb dropping permits vehicles to cross the pavement from the road to a driveway and it is a legal necessity if you intend to drive across the pavement onto your property.

Installing a vehicle access crossover can make a huge improvement to easy access your property as well as helping to ensure people do not park in front of your driveway.

The law pertaining to the access states: If you intend to drive a vehicle over the footway into your driveway off a highway, then you will need to make these changes to your access.

If you do not, you must not drive over the footway. If you do so, you are breaking the law and enforcement action might be taken to prevent such practice.

The pavement may need to be reinforced in front of the building, and in many cases, it may be essential for lampposts, manhole covers and various other street furniture to be relocated.

Kerb drops, also called vehicle access crossovers, are an alteration to the footpath. It involves lowering the kerb and preparing new foundations to the paving to enable a car to be driven onto the front area of a property.

The work involves lowering the kerbstones and strengthening the pavement to create a ramp, and must only be performed by an authorised company with Street Works Accreditation, and who have the necessary Public Liability insurance to fulfill the local authorities requirements.

Vehicle access cross overs consist normally of 3 or 4 dropped kerbs with a tapered or transition kerb on either side. The conventional maximum total width at road level for a VAC is 3.6 metres (i.e. normally 4 kerbs).

We have many years experience in putting in drop kerbs and making an application for the appropriate planning permission. We are able to work in partnership with your local county council  while complying with all essential regulations.

The massive growth in demand for off-street parking has seen more and more people drop kerbs to establish car standing at the front of their homes.

Study by home insurer Direct Line shows that off-street parking is seen by estate agents as a beneficial feature which adds market value to a residential or commercial property. This, coupled with increasing parking restrictions in many residential areas, has brought about planning applications  increase greatly over recent years.

But while adding car standing space to the front of your home may add market value to your property, there are numerous things to think about, not least environmental issues, and flooding is a major concern.

When you switch out a front lawn with hard standing, rainwater can no longer soak into the ground. As more and more households take this action, the cumulative effect seriously increases the threat of flooding, so it’s essential to incorporate drainage in your plans.

Planning permission is normally required if you wish to drop the kerb outside your building to enable a car to cross the pavement. This is due to the fact that the pavement may need to be reinforced to take the weight of vehicles and help prevent them from damaging the surface or any water pipes or cables beneath. It is in addition to ensure the new access will not be a safety hazard to other highway users.

You can learn if you require planning permission by getting in touch with your local council (you can identify the relevant council at the government website). How much it costs to apply will depend on your location.

If permission is granted, you then you need to locate a local professional to perform the work for you.

It’s certainly not a DIY job as the council will have criteria that service providers must meet. Some will only allow you to use their endorsed contractors, while others allow you to use your own, as long as they are accredited to the requirements of the New Roads and Street Works Act 1991, and carry public liability insurance. For this case, there may be an additional charge for highway assessments by the council.

But first it’s worth establishing if permission is likely to be given. Below is a checklist of points to consider. If any one of these criteria is not really met, planning permission is most likely to be declined:

  • Your front garden needs to be big enough for you to park your vehicle completely on your property.
  • The kerb needs to be at minimum 4.8 m from the front of your house; or 6m if the parking spot is in front of a door or garage.
  • The parking area must be at least 2.4 m wide.
  • The suggested access to your property must be more than 10m away from a road junction; 15m away from busy junctions or on major roads.
  • It must be at least 1.5 m away from street lamps and various other street furniture.
  • It must meet visibility guidelines; this is dependent on the type of road.
  • Suitable drainage needs to be provided to take the excess surface water.
The extraction of tree roots must be avoided.
  • The slope from your property to the road must not be too steep.
  • Finally, you as the home owner must consent to the kerb being dropped; as an example, a renter can not apply on their landlord’s behalf.

Q and A’s

Prices will vary depending on your location, width of pavement, the number of kerbs to drop and if you want to extend an existing dropped kerb. Some councils and contractors provide an extended dropped curb for no cost, while others charge up to £1800. The actual job usually takes between 1 and 2 days.

The Highways Act 1980 – Section 184, makes it an offence to drive a vehicle across a footway, or verge, where there is no proper vehicle crossover. These are the physical lowering (or dropping) of the kerb and permission to allow vehicles to cross on the public footway.

An average driveway will have five kerb sections. Assuming that your road and footpath are owned by the Council, you will need to apply for permission from them. The Council may refuse to grant permission as either a roads authority or a planning authority, or both.

A dropped kerb is a sloped area that the vehicle crosses between the road and the property’s front. It’s often a driveway that has a droppedkerb.

If you park your vehicle partially or completely across a dropped kerb, it is considered obstruction. This can be enforced either by the police and the council. Even though it sounds absurd, you may be issued a PCN to park on top of your own dropped curb.

Parking across a dropped curb is a parking offense that can lead to a Penalty Fee Notice. This means that you can’t park in front of a dropped-kerb without permission.

A spot for a car can add value to your property. However, the exact amount depends on where you live. It iss also worth bearing in mind that you will have to go through an application process to a get a dropped kerb outside your property, too.

The distance between the entrance of a junction or sharp corner, and the proposed vehicular entry must not exceed 10 meters. Your vehicle cannot be parked in an area that exceeds the roadway or pavement.

Planning permission is usually required if you wish to drop the kerb outside your property to allow a car to cross the pavement. This is because vehicles may cause damage to the pavement or pipes or cables below, and the pavement may need strengthening to support the load.

If you intend to drive a vehicle over the footway into your driveway off a highway, then you will need a dropped kerb. You cannot drive on the footway if you don’t have a dropped curb. Doing so is a violation of the law, and enforcement actions could be taken against you.
